Arizona seller guide
Property condition

Can you sell an Arizona house as-is?

Yes. You can generally market an Arizona home in its current condition. “As-is” does not automatically remove disclosure duties, and a buyer may still inspect the property or negotiate unless the contract says otherwise.

As-is does not always mean cash only

Some homes can be listed on the open market without repairs, especially when condition is reflected in the price. Other properties may be difficult to finance because of health, safety or appraisal issues, making a cash buyer more practical.

Repairs worth considering

Before spending money, separate small items that improve presentation from major work unlikely to return its full cost. The right decision depends on the home, likely buyer and your timeline.

Not sure whether repairs are worth it?

Sergio can review the property and explain which work may help and which items you may be better off leaving alone.
